Contract

Well, we had a wild ride last week with negotiations on a contract on the house.  We went back and forth several times with some crazy changes.  We came close on the price, but the buyers wanted us to leave the house before they did the final walk through, leave all kinds of things that they wanted, plus pay to have the whole house professionally cleaned.   They had many demands that our realtor had never heard of before.  They were completely unreasonable, so we sent them our last offer yesterday and told them we would not negotiate with them any more.  They decided not to accept it, so we are back to hoping we find someone else.

Home shows beautifully - very nice floor plan and lots of nice extra touches. They just didn't care for the street - not something you can change, unfortunately.

Clients walked to the back of the lot and thought there was not any grass under the large tree.

They loved the house and all the finishes. They just told me they are going to build a new home in Des Peres.

Reaching the one month mark

Well, the house has been on the market for a month now.  We have had 2 open houses and 6 sets of people come through with agents.  Everyone has loved the house.  A couple have been from out of town and just started looking.  Of course, we have had the usual "love the house, hate the street" comments.  We are still in negotiations with the people that made us an offer, but I'm still not convinced we will come to an agreement.

Our first offer

Well, right after we got home on Saturday evening, we got an offer on the house.  It's below our asking price and below what we are prepared to take for the house right now, so we have made a counter-offer.  Now the prospective buyers want to come through the house again tomorrow afternoon, so we have to wait until tomorrow night to see what they say next.  Hopefully this will work out, but I'm not too convinced that it will.

Our closest competition

Our major competition is a house on Madge.  Actually, we have a history with this house because we talked to the builder about it before he even started building.  At the time, he wanted too much money for it and would not negotiate with us at all.  The house took him about 2 years to sell before and he sold it for a lot less than he was hoping for.  We looked around it when it first went up for sale this November and we were very critical of it, it needs a lot of repairs already.  It is now listed for $507,500.  That puts it much lower than our house, plus it is in Brentwood school district.

Our first open house

The weather just keeps getting worse and worse. Not only has it been so cold since we got down to the final stages of selling, but the day before our first open house we had 6 inches of snow.  Karen asked us if we wanted to cancel, but since this is our first one, we thought we should just go ahead.
Chances are we won't get anyone come through, but we hope that if anyone comes that they are genuinely interested in seeing it.  Sam has been cleaning off the driveway so people can get in if they come by
We had already cleaned everything and done a lot yesterday, so there really wasn't too much that needed doing.  We have nothing to lose

This is an out-of-town buyer who is just starting to figure out the areas and what to expect. As an agent, I can say the home shows extremely well, many wonderful custom features. This buyer is not ready to write on anything at this time. Just the exploring phase.
