Back to it.....

We had the radon mitigation system put in yesterday.  The house looks pretty scary, with signs on the doors and the new changes in the house (there is a clear cover on the sump pump now and you can see down inside it!).  They have also set up a detection system that will be sampling the air until Monday.  Great timing-we have an open house on Sunday and a showing today!!!  
Sam also got a couple of people to come out and look at the tuck pointing work on the house, and someone is coming to look at the roof next week.
Maria is cleaning the house today, so at least it will look clean for the people coming around today.  More doctors-surely can't be as difficult as the last two....

Our number five is going to have to wait

It's all over, the house contract fell through.  The sticking point was the roof. The State Farm adjuster came on Friday and said the roof was fine, just needed some minor repairs.  The roofing contractor turned around and said "oh, we'll fix it for free".  Really?  What is going on here?  So, it came down to us saying the roof was fine and the buyers saying "you said you'd put a new roof on the house".
We had some really ugly days, including some down right rude emails from their realtor.  In the end, Sam invited the buyer over to the house and they talked for a while.  He would not budge on wanting a new roof since we could not guarantee it wouldn't fail next year or in 5 years time!!!!  I think we all knew it would come to this, just didn't know what the final problem would be.  No worries, we are surprisingly OK with all of this.
I just hope we can get another buyer before the kids have to start school again.  I am going to call Brentwood to see if it's possible to pay for them to go there, but I don't think they have that option.  It's worth a shot though.
Sam will talk to Karen and Dan, and then we will decide where to go from here.

Still waiting

We are still waiting for word from our buyers on whether they are going to accept our proposal for the repairs to the house.  The radon mitigation is being done today.  The buyer wants to make sure that it is installed how he wants it, so he is coming over to the house today.  He is also bringing a contractor to look at the work he wants done to the basement.  We are hoping that we get word from them tomorrow.  The sticking point seems to be that they want everything in the house to be perfect.  Sam doesn't want to run around getting contractors to fix all the little bits and pieces, so we offered them cash to fix what they want after we close.  Not sure if they will accept that or not.  Dan is meeting everyone at the house today, let's hope he can smooth things over enough for us to move forward.

What a nightmare week

The buyer's building inspector came on Monday.  Laclede Gas came on Tuesday-they found a gas leak.  Roofers came on Wednesday-the inspector couldn't get on the main roof because it's so high.  They found that the shingles were loose on the front-we need a new roof!!!!!  Hopefully we can get the insurance to pay for it since it seems to be storm damage, but our deductible for the roof is still $2500.  So, now we have radon, gas leak and need a new roof!!!!
The buyer's appraiser was here on Thursday.  Ben and I walked up to Starbucks while he was in the house.  We are hoping the house appraises for what our purchase price is.
The Rock Hill inspector came back on  Friday morning and everything is now fine with them, so at least that is one thing done.  The sprinkler system people set everything up for the Summer, so now that is done too.
All-in-all, it's been quite a week.  Things never seem to be simple.  You've got to wonder how on earth there can be so much wrong with a brand new house.  Sam and I think our realtors must be wondering how on earth we can have such bad luck.  It's just business as usual for us.

Things are moving along

The Rock Hill inspector came to look at our house on Friday.  Everything was fine apart from a couple of minor things that had to be fixed to comply with updated codes.  Sam did them on Saturday.  He is coming back to pass the inspection today.  The buyer's inspector is coming today also.  Sam has applied for our Brentwood occupancy permit.  We have organized the cleaner and carpet steamer to come when we move out.  Sam has completely cleaned out the garage.  We have ordered boxes from UHaul.  We have been busy.....

Contract has been signed by all

Finally.  We have come to an agreement with our buyers.  We are going to have to hit the ground running to get out of the house and move into an apartment.  We need to use the triage system-what we take to the apartment, what we store and what goes.  The Swap and Sell is going to be very busy

Contract update

Well, looks like our buyers really are very interested in our house and still want it.  We have come to a verbal agreement and hopefully everything will go through OK.  We looked at apartments in Brentwood last Friday and have filled in an application fee.  We are going to have to work very hard at figuring out what we take to the apartment, put in storage and get rid of
